The Crime Free Multi-Housing Program consists of three phases, which are completed under the supervision of the Orange County Sheriff’s Office. The program is free.
Education
In Phase One, landlords and property managers attend a free education training class on various aspects of effective property management. Topics discussed include resident screening, rental agreements, ongoing property management, crime prevention through environmental design, warning signs of gang and drug activity, the role of the police, premise liability, and fire safety. Attendees receive a certificate upon completion.
Prevention
In Phase Two, an on-site property review is conducted from a crime prevention standpoint utilizing the tools of what's known as Crime Prevention Through Environmental Design (CPTED). The CPTED concept incorporates preventative measures as adding more locks, lighting, landscaping and enhancing general appearance of the property.
Social
In Phase Three, the program incorporates tenant involvement through a resident “Safety Social” event hosted at your community.
A representative of the Sheriff's Office will be on hand to meet your residents to provide information about general safety principles and crime prevention. We will also hold a question and answer session on the CFMH Program for the residents of the rental community.
A final certificate and CFMH signage for the property will be issued at the Safety Social to show to the residents that management is committed to the program, and they have completed all three phases. Managers will be able to use the Crime Free logo on their websites, signs and advertisements.
